QUIET HEIGHTS, AWARDED CRAFT • The Pacifica Penthouses, Auckland
Two penthouses on levels 53 and 54 of central Auckland, designed around wabi-sabi principles. Natural stone, timber, a muted palette. Spaces that move from social to private with ease, letting the sky fill the gaps.
"Our work on the tower and specifically on the penthouses showcases our commitment to delivering site-sensitive, innovative designs that have the client's brief at their heart," says Hamish Davies, Director.
With a client like Hengyi and building partner Savory Construction, it's no wonder The Pacifica Penthouses took out the national Residential Project category at the New Zealand Commercial Project Awards 2026.

FORTY-FIVE BEDS, SIX BEDS
The UK spent decades learning what student accommodation could be. Australia is asking the same questions, right now.
"By the time I left for Perth in 2013, the UK had forty-five purpose-built beds for every hundred students. Australia had six," writes Will Schofield, Director. He's been on both sides of that equation — a student in Cardiff, an architect in Birmingham watching the PBSA sector mature, and now over a decade in Perth doing the same work here.
What the UK learned is that the buildings which hold up are the ones that make community feel accidental rather than engineered. Our work at UWA, Scape Kensington, Scape Tribune, and Leicester Square has been shaped by those same questions. In Perth especially, the answers are still being written.

DENSE SUBURBS, DIVERSE LIVES
What does it actually take to build density well in Victoria?
Last week we brought that question to Melbourne Design Week, with Director Ian Briggs opening on Reservoir Central as a working model for what good density actually looks like. He was joined on the panel by Jill Garner (Victorian Government Architect), David Allt-Graham (@Assemble.communities), Nicola Smith (@nicheplanningstudio), and our Senior Associate Nic Antoniou, convened by Olivia Round (Editor, @architecture_au Products Magazine).
The conversation moved past whether density is necessary, and into the harder question of how we deliver it well. Different corners, one conclusion: the missing middle is less a gap in housing stock than a gap in community.

APPROVED, RISING • 309 North Quay, QLD
309 North Quay has received development approval. Two confident towers will proudly sit on the river’s edge, marking the gateway to Brisbane City.
The 56-storey eastern tower will be crowned by a sky restaurant, a rare civic gesture at height. Across both towers, over 1,100 apartments designed to mark the gateway to the city, with views reaching the river, Roma Street Parklands, and Mount Coot-tha.
One of our most significant Brisbane CBD projects to date, and we couldn't be more proud to see it progress.

GRAND DAME, NEW CHAPTER • Palmerston North Hotel, NZ
The 1906 Post Office on Te Marae o Hine has been part of The Square for nearly 120 years, closed for 37 of them.
Working with Safari Group, we've retained every facade facing The Square and built a contemporary five-storey hotel behind them. A glazed atrium connects old to new, with 86 rooms, a restaurant, health spa, gym, conference facilities, and retail all working within a framework that's been here since Palmerston North's Edwardian boom.
Construction is well underway, with the first stage anticipated to complete in November 2026.

VACANT SPACE, VISIBLE OPPORTUNITY
19 percent of Melbourne’s office space sits empty. That is the highest vacancy rate in the country, and the gap between what that number makes possible and what is actually getting off the ground has been too wide for too long. As Director Ian Briggs puts it: “The issue is not a lack of opportunity. It is knowing where it exists and how to unlock it.”
AdaptAbility is our answer.
The use of AI has allowed Plus Studio to develop AdaptAbility in a way that would have been previously impossible. The platform draws on live data and our decades of hands-on adaptive-reuse experience in Melbourne to evaluate not only whether a building can be converted, but what residential outcome it is best suited for.
If you are a developer actively looking at sites in Melbourne, we would welcome the conversation.

LONG SERVICE, NEW FORM • 461 Chapel Road, NSW
A church that's served its community for generations is about to serve it differently.
The State Significant Development approval for 461 Chapel Road clears the way for 185 social and affordable homes, new ministry facilities, and childcare, all in a project that earns its footprint. Working alongside Sustainable Development Group and Sydney Anglican Property, we've designed a building that extends the church's relationship with its community rather than replacing it.
As SAP Chief Executive Ross Jones says: "St Paul's has been serving the local community of Bankstown for generations and this project can open a new chapter in that relationship for generations to come."

LEARNING, DOING, BECOMING
Emerging designers learn from us, and honestly, we learn from them too.
Our studios across Melbourne, Perth, and Sydney run paid placements and university partnerships that put emerging designers on live projects from day one.
Director Will Schofield writes about why that matters, and what happens when the gap between graduating and practising actually starts to close.

GOOD WORK, ACKNOWLEDGED • Exchange Tower Lobby, WA
The @propertycouncil has named the Plus Studio-designed Exchange Tower Lobby a finalist for Best Commercial Fit Out or Redevelopment; a fantastic result for Centuria Capital Group and the whole team.
We were proud to play our part. The Exchange Tower Lobby needed to do more for Perth's business community: somewhere to meet, retreat, and gather, without erasing the identity of a well-known building. Stone and marble anchored new timber, greenery and acoustic treatments. The palette stayed raw, and the lobby came alive.
A big thank you to Centuria Capital Group for trusting us with it.
