I thought of so many branding names for my new endeavors as a real estate agent, helping people create rental spaces, food and lifestyle content, and I just kept thinking about how much I love bringing the sense of βhomeβ to myself and other people and kept coming back to the simple βHome With Pauly.β I thought about changing my social media name, but Iβm not going to until paulydavid finally sees my message and hopefully lets me have the name. Iβve been ready to combine my love for entertainment, entertaining and real estate for a long time and passing the (hard) real estate exam finally gave me the push to do so. Thank you @househunterla for signing me and encouraging my creativity and sometimes unconventional approaches. today in realtoring: closing day for my fave deal of the year, one that had me sleeping with a smile. i was referred to the seller in 2025 by my hairdresser Jammy (thank you, lady, your $500 gift has been sent!). we hit it off and made a plan to sell the gorgeous Highland Park home that had been in her family for over 20 years. it was an emotional decision but she was ready to begin a new chapter abroad, so we made a plan. but life kept life-ing and the go-live date got pushed out. that worked in her favor, bc when we finally hit the market, houses were moving much faster. dozens of people poured into the open houses and 9 offers arrived, running the price up over $200K. we took the highest and got to work with a very nervous buyer, who canceled after inspections, when a river rock foundation was discovered. luckily, we had eager backup buyers ready and i went down the line, calling each of them only to discover (to my horror) they no longer could buy the house. there was job insecurity, increased interest rates that blew out loans and worries over the foundation. when i called the fifth backup buyer, i was in full panic mode as with every call down the line, i watched more of my sellerβs paper profits disappear. turns out the fifth one was the charm and we jumped into escrow, still $150K over list price. escrow was wonderfully painless β special thanks to my new friend @_ryanhanke for being a dream buyers agent! turns out these buyers were also a dream: both the husband and seller were art teachers with backgrounds in tortoise care. the house tortoise, Freddie Mercury, had lived on the property for years, and the seller planned to find him a sanctuary, but agreed to leave him behind with the new family after the shared interest was discovered. the families met after closing to discuss transition plans, share a toast and let the kids enjoy the yard. there was hugging, smiling and reviewing tortoise books and old house photos. it was a nice reminder that the work i do is important β helping shape futures, secure retirements and form communities based on good will. congratulations to all. come and be next! #househunterla #houseshunterhighlandpark #referme #callme

today in realtoring: closing day for a property i know very well. i sold it back in 2023 for my friend Sara, and also helped the buyers (who came to my open house) become the new owners. this is known as a βdual agency transactionβ and i have done many of them. they are my favorite type of deal since i am my own favorite agent to work with! anywho, when it was time to sell, my clients called me and i was at their house within 48 hours, where we made our plan. two weeks later, their property was on the market. they had done many upgrades and it showed beautifully. we got into contract after a handful of open houses, and then the problems started arriving. the work of real estate is putting out fires and this one was a game of whack-a-mole, with little blazes erupting everywhere. a surprise litigation suddenly made the complex βnonwarrantable,β which made conventional lending impossible. naturally, the buyers wanted to keep their big bank lender and low interest rate, so a lengthy underwriting process ensued, along with many HOA and litigation attorney calls, that led everyone to the inevitable conclusion that the big bank lender and low interest rate had to go. unfortunately, the buyers went with them, and we were back on the market. two weeks later, we found our new buyer and it was all engines go again, this time with non-conventional lending ready and a seller credit to help buy down the buyersβ interest rate. more fires erupted: underwriting was long and fraught with multiple delays; the complex had electrical restrictions and the buyers needed AC for a medical condition; a sewer line leak was discovered during the final week of escrow, requiring a $3500 fix. more seller credits and extensions followed as we all inched toward the finish line, which kept moving further out. iβm grateful that my sellers kept a good sense of humor throughout, because after a certain point, all you can really do is throw your hands up and laugh. we closed this week with big exhales and sweet relief. congrats to my clients. come and be next! itβs not always smooth sailing but rest assured that we will reach the shore. #househunterla #househunterdelrey #callme #referme

today in realtoring: closing day for deal #3 of the year, which seems light given how hard iβve been hustling but i have two others in contract closing soon, plus many other listings live and on their way so it will even out. this one came to me by way of referral from a former client whose house i helped sell in LA before she and her husband moved to portland (thank you, @zamouzi , your $500 gift is on its way). i got started with this lovely couple last summer, right before they got married and finished their move from PDX to LA. we had some stops and starts during the house hunt to accommodate their wedding, honeymoon, winter holidays and move to a short-term housing facility. we also ran through multiple communities around the 210 freeway, from Glendora, Claremont, Upland, La Verne, Monrovia and Pasadena through a well-rounded reconnaissance to find their ideal LA neighborhood. we came close to writing offers on a few homes but none has the charm of this Pasadena beauty located on a tree-lined street off of Orange Grove. we beat out two other offers and ran the price up $55,000, which shows that good houses still move quickly and over list price despite a depressed housing market β though this spring is proving to be a mixed bag. inspections were smooth and revealed lots of hidden upgrades, including a retrofitted foundation and newer roof. we closed in 21 days with ease and smiles all around, putting keys into their hands along with a bouquet of flowers and my red SOLD sign. congrats to my wonderful buyers. come on and be next! iβm never too busy for you or your referrals. #househunterla #househunterpasadena #callme #referme

today in realtoring: closing day for my 2nd deal of the year, this one in beautiful Palm Springs, where the temperature is 80 degrees in february. this deal is special to me as itβs the first closing of my new brokerage while also being a referral from the first agent at my brokerage. this agent, and his husband, had sent me so many clients in the past that i joked that they should get their real estate license so they could take more of my check β and thatβs exactly what one of them did! so this time, instead of sending along the usual $500 gift card, he received more than $2300 as a licensed real estate agent and referral partner with House Hunter L.A, all while never working as a real estate agent. (if this interests you, you know what to do!) the buyer was moving to palm springs from colorado, and had his house listed through the winter as he waited for the right offer. we needed to move quickly when it went under contract, meeting in Palm Springs for two packed days of house-hunting, where we toured 15 properties, and created a short list of three. we submitted offers on two of them and, after some deliberating and number crunching, the winner emerged, offering my buyer a spacious patio, eclectic design, an airy feel and several furnishings included at no extra cost. escrow was breezy and quick, just 15 days, coordinated with my clientβs closing in Colorado via 1031 exchange. i added about $1500 toward his closing costs after inspections and turned over keys a day after he arrived in Palm Springs to start his new life. congratulations to my buyer, my first agent, and to the little brokerage that could, #househunterla , on its successful inaugural closing. may it be the first of many! #househunterpalmsprings #referme #callme #ilovemyjob
