Foreland is a grand-scale project that unites artists, craftsmen, and commercial tenants under one roof. Our Flagship Building (the first of three to be revitalized) appears as a cliff perched against the water...better known as a “foreland”. Our campus boasts 55 artist studios and commercial storefronts, f&b leasing, a commercial promenade, and a bespoke coworking space, all spread among 85,000SF and 500 linear feet of waterfront in the heart of Catskill, NY.

then vs now 🥹 hard to believe Foreland was once an abandoned mill now it’s a place where 65+ tenants come each day and do amazing things. Shown above, the oldest building of our campus, dubbed the Flagship Building, dates back to the 1830’s and was a mill producing the Union Solidiers uniforms...buttons and bits for the ‘Yanks. It’s been used for a dozen things since. And now it’s filled with brilliant artists, entrepreneurs, non-profits, designers, architects, and a wildly prolific creative workforce.

Foreland Waterfront: A beautifully restored 1920s industrial campus along the Catskill Creek is ready for its next stewards.

Creek-facing commercial spaces range from 1,800 - 4,000 SF with flexible interiors defined by double-height volume, exposed brick, polished concrete floors, honey-colored timber beams, and expansive natural light.

Private waterfront entrances open directly onto lawns and gardens, extending each space into the surrounding landscape. Modern infrastructure, shared on-site parking, and adaptable layouts support hospitality, retail, wellness, cultural, and mixed-use programming.

Part of Foreland’s larger waterfront community, the spaces exist within an evolving ecosystem of artist studios, storefronts, public gathering spaces, and creative enterprise.

Nearly 110 contractors contributed to the stabilization and development of the Foreland buildings. When we opened the buildings, our campus had 27 studios. We now have over 50 studios and commercial spaces, and continue to grow. The best part is: No widows were made in the development of Foreland.

Before anything is finished, there’s this: time spent working something through. In these spaces, ideas don’t arrive fully formed, they’re shaped through use. Across generations and disciplines, these artists build meaning through sustained attention to the process itself.

1. Gerhard Richter in his studio, working on “Die Kerze” (The Candle), Cologne, 1983.
2. Malaria! - Band, NDW, Germany - during Documenta 7 in Kassel, Germany - 20.06.1982
3. Questlove surrounded by his record collection
4. Yves Saint Laurent, Paris, 1964 by Marc Riboud
5. Irène Lagut toile b Meurisse 1922
6. Willie Nelson performing in Austin, TX ca. 1970s
6. Auto Union DKW F89 Meisterklasse Factory, 1950’s- Photo by Pau Damm

The Foreland Waterfront is an expansion of our concept to include more commercial and public-facing tenants. The idea here is to have tenants who welcome all visitors—local, national, and beyond—to dine, shop, make, or just sunbathe while at the Foreland campus. Leasing is underway! JOIN US
