Construction has started on Sluisbuurt 1B in Amsterdam!

We collaborated with @beyondspace.eu on Sluisbuurt 1B, a mixed-use residential building in Amsterdam's new Sluisbuurt neighborhood on Zeeburgereiland.

Conceived as a “stacked neighborhood,” the project brings together 228 apartments, of which 80% are dedicated to social housing, alongside a community center, work units, retail, shared amenities, and public spaces. Three residential volumes rise above an active double-height plinth, with brick color, façade rhythm, and detailing giving each part its own character.

Above the plinth, residential clusters support different ways of living. Family homes are located near the courtyard and outdoor play areas, homes for older residents are placed along generous galleries and a shared living room, and apartments for young professionals and single-person households connect to the collective roof garden and shared indoor spaces.

Shared spaces are placed along the building's natural routes, creating easy points of contact close to home while preserving space for rest and retreat.

Due to the ceiling curving in multiple directions, turning it into a buildable system required a project-specific design logic. KJ Den Haag will become a new gateway to The Hague, introducing a new entrance hall for the central station, with two residential towers above, linked by a ‘green valley’ between them. Not a flat ceiling in sight!

Great progress on the assembly of KJ Den Haag's double-curved timber ceiling, inspired by the city’s coastal dune landscape. In a context where most residential towers over 600 feet built in the last 15 years have delivered little to no affordable housing, our proposal provides nearly 4 times more affordable units than comparable developments: A total of 1,000 rental homes, equally split and organised through a repeatable floorplate of twelve homes per level.
