The second of our 100% social rent projects for Greenwich Builds has been granted planning permission. Working with BGA across many infill sites. The scheme for eight affordable homes on a brownfield site in Greenwich is the latest scheme in the borough’s ongoing house-building programme. The scheme turns a former garage site in Southwood Road into a three-storey development comprising four, two-bedroom and four one-bedroom homes.
The 594m² project follows the approval of seven affordable homes in Greenwich by the same team last month.
Both schemes will contribute to phase two of the Greenwich Builds programme, which ultimately aims to build 1,750 affordable homes across ‘redundant’ brownfield and infill plots in the borough. Phase two is aiming to create 152 affordable homes on 22 sites.
All of the homes will be fossil fuel-free with rooftop solar panels and air-source heat pumps incorporated to achieve an 84 per cent reduction in CO2 emissions compared with a building that meets minimum performance standards.
We are incredibly grateful to BG Architecture for inviting us to be part of their team for this project and for allowing us to lead on this one.
Council leader Anthony Okereke said: ‘These latest planning approvals show that despite the challenges facing homebuilders across the country, we are continuing to make headway towards our goal of creating 1,750 new council homes through the Greenwich Builds programme.
‘Social housing is the surest way to provide homes that are truly affordable, with rents that are linked to local incomes, helping to tackle the housing crisis and giving everyone in our community the option of a safe and secure place to live.

The first of our 100% social rent projects has been granted planning permission. Working with BGA across many infill sites. The scheme for seven affordable homes on a brownfield site in Greenwich is the latest scheme in the borough’s ongoing house-building programme
The three-storey brick housing block, to be built on the site of unused garages in Westmount Road, will contain seven dual-aspect homes – a mix of one, two and three-bedroom homes to be offered at social rent levels. The largest homes will have private gardens. The design of the facades riffs on the strong character of the existing Victorian buildings along Westmount road, with their distinctive two tone brickwork detailing.
The project will contribute to phase 2 of the Greenwich Builds programme, which ultimately aims to build 1,750 affordable homes across ‘redundant’ brownfield and infill plots in the borough. Phase two is targeting 22 sites on which to create 152 affordable homes.
All of the homes will be fossil fuel-free with rooftop solar panels and air-source heat pumps incorporated to achieve an 82 per cent reduction in CO2 emissions compared with a building that meets minimum performance standards.

House for a Musician - Music studio with panelled walls and a non orthographic geometry to reduce resonance and reverberation. The floor takes on all the differing geometries of the room, both on grid and parallel to a slanted wall. A geometry that at first appears whimsical but when analysed, remains completely rational.

Hemp House - A research-led project developing low-carbon construction knowledge within the studio, and focusing on regenerative material sourcing and circular economies. A house made almost entirely out of bio based and reclaimed materials, and mostly out of hempcrete, timber and lime. We are very grateful to our clients for their ambitions and support in using the project as a demonstration that bio-based materials can produce robust and beautiful spaces, and allowing us to share knowledge and solutions for a typical terrace house brief.

“JW Anderson’s new curiosity shop” in the Observer. “The interiors of JW Anderson’s new store on Pimlico Road, London, have the qualities of a Vermeer painting: luminous, peaceful, domestic – the interiors you’d expect in a tastefully appointed home, rather than a retail space.” Link in bio.
