Three years ago I was playing contractor.

Three years before that I was playing photographer.

Three years from now, who knows.

Progress is never final, and far from linear.

Be excited for the next version of you.

JR vs. AI ⚔️ Round 1

My current issue with AI isn’t that people are using it, it’s that they’re using it as a “brain replacement”.

How are you going to build what you want without critical thinking? Sometimes, it’s just flat out wrong.

AI is a tool. Your brain is in charge of it. Do your best to maintain that balance.

Shoutout to @kyzen.cut for crushing this edit. We don’t know each other and he’s somewhere on the other side of the world. Yet, he had the confidence to hit me up, the skills to synthesize a 3-Hour Ramble Session into a 30-second cohesive clip, and deliver ahead of schedule.

Opportunity exists where you make it.

When he wins? It won’t be luck. It’ll be opportunity meeting preparation.

Most people do not know that I have been writing a stream of consciousness style journal for the last 10 years. Now you do. And I’m taking it to Substack in bite sized pieces.

I don’t know where this goes, but ignoring the fear in that sentence is basically the only way to find out.

Aside from being therapeutic, it forced a mirror for a long time. It’s very hard to lie to yourself when you’re the only one to read it. It’ll get harder when I tell people where to look.

I started a Substack less than a week ago, and I love it. Everything is very raw, as is the case on a platform as it matures (before they smack you with ads for 18 different ads because your finger slipped).

I’ve attached a handful of my thoughts, and there are plenty more. I don’t want you to subscribe or pay me anything, there will never be a paywall.

But I believe my writing is worth reading, I know for a fact it has made an impact, and I appreciate your support if you feel the same. It’s real, raw, and unfiltered. It may be pointed, or sharp, but so is life.

I’ll be talking patterns, mental, entrepreneurship, and connecting all of the dots I see. That’s are far as I’ve gotten, but I’m done polishing before I post, I’m just posting.

The link is in my bio, or look for (ratnerwashere).

Much love.

You say you want it. But I bet you can’t even finish this video long enough to see how.

Buffett called it the “Eighth Wonder Of The World”.

Let’s see who’s really about it.

Time is the Primary Ingredient: Buffett began investing at age 11 and has often cited that more than 99% of his wealth was earned after age 50. This highlights that exponential growth accelerates later in the investment timeline.

The “Snowball” Effect: Buffett compares compounding to a snowball rolling down a long hill; the trick is having a long hill and very sticky snow.

Long-Term Horizon & Patience: He emphasizes that investors should not panic during market downturns, as patience is required to allow compounding to work. He often advises buying and holding quality businesses for decades.

Invest in Yourself: Beyond money, Buffett believes the best asset to compound is oneself, advising individuals to invest in their own skills, mind, and health from a young age.

The Power of Low-Cost Funds: For most investors, Buffett recommends investing in low-cost index funds, such as the S&P 500, to achieve superior long-term results.

Limit Disruptions: To maximize compounding, investors should avoid interrupting the process through frequent trading or, as he says, “never lose money”.

____________

NOT FINANCIAL ADVICE.
RETURNS ARE NEVER GUARANTEED.

But your mindset can be.

Can a Marshmallow make you a Millionaire?

Yes. Kind of.

But people miss it, because “No one wants to get rich slow”.

TLDR: The Marshmallow Test was something they ran on kids in the 60’s to effectively test their ability to delay gratification. Lots of people think it’s a determining factor of intelligence. That’s anyone’s debate, and there’s environmental context, trust, stability, but here’s the rub.

Each child was given a marshmallow, and a choice.

Option 1: Eat one marshmallow now.

Option 2: Wait 15 minutes, and get two marshmallows.

So who cares? The kids who waited tended to be more successful later on.

    •    Better Grades
    •    Better Health
    •    High Income
    •    More Stability

Like it or not we are constantly living in the Marshmallow test as adults.

Should I take that vacation, or let the money grow over time?
Buy the fancy car, or invest in something I don’t enjoy immediately?
Afterpay that Gucci wallet — or just walk out of the store?
________________

Investing is the adult Marshmallow Test.

Investments, and efforts, compound. Most decisions you make are either impulsive, or strategic. You could go out every weekend and you would have a blast, but that’s also probably a few hundred bucks a night that won’t get the chance to double over 5-7 years. You could buy coffee every day for what somehow has become a $9 sugar water, or make it at home for like 40 cents.

Whether it’s money, effort, or time, the principle is the same: think long-term, delay the small reward, and the future gives you bigger ones.

Don’t disappoint AI Warren Buffet by missing the forest through the trees.

Mental Health Matters ⬇️⬇️⬇️

It’s not a ploy, joke, or excuse. It’s very, very real, and most entrepreneurs know this first hand.

Everyone has demons, obvious or not, including myself. I’m not afraid to admit it, because it’s part of who I am. My history did not give me a choice in the matter. Defense mechanisms built for survival take time to calm down, and lots of it.

So why say it out loud? So the one or two people that read this see me admit it openly, anxiously, and do something about their own. If you’re totally fine, then one of the 4 people around you isn’t. They’re just not saying it. And they’re not alone, not even close.

Here’s a few things I do, to fix that brain thing:

1) Exercise. Just get some sun on your face. You do not need to look like @johncena to have a workout boost your mental health. Walk. Bike. Run. The simplest movement you can do.

2) Call Somebody. Do it. Say it. Be honest. Recognize that it’s not as scary as you think, and you may develop a whole new depth of relationship with that person (who also didn’t want to admit reality) Silence is isolating, speaking is freedom.

3) Breath. Trust me.

😮‍💨 Inhale for 4 sec
⏸️ Hold for 4 sec in your
🌬️ Exhale (longer the better)

4) Google @hubermanlab Non-Sleep-Deep-Rest. Take 15 minutes. Lay down. And reset. I don’t care if you think meditation is dumb and you can’t sit there for 15 minutes. Put your headphones in, and do it. I’ve forced people mid-spiral into this, and 20 minutes later they were asleep. An hour later they woke up happy.

If you want to talk, my messages are open.

Year 1: Expectation Versus Reality

It takes time, in every business. Don’t start a business because you think it will make you a millionaire tomorrow. Kudos if it does, but it usually doesn’t.

Your success is directly correlated with your ability and to survive. Especially in Real Estate. Year 1 has been eventful, but we’re not where we need to be, YET.

We’re still adding things, fixing things, getting to full form. We built a putt putt and bought new chairs. Ken built a brand new geometric window. Bre is constantly maintaining the standard for guests with fresh eucalyptus and other custom touches. We invested in heating (we didn’t know how it would hold up in winter), and spent money on every single guest to make the experience last. We added subscriptions. Tools. Extra security.

And the 0% interest card we hacked our way to the finish line with? It’s due in March.

We’ll survive, but only because we went in lean deliberately. Most of the costs of development are labor, why do you think I was the one on the excavator and tiling floors?

Don’t convince yourself that starting a business is solution. It might just give you a whole new flavor of problems (and they’re entirely yours).

STATS:

- 25% of businesses don’t survive Year 1.
- 50% are dead in Year 5.
- 75% won’t last to Year 10.

And that’s on survival, not profit.

P.S. (Definitely not AI, I’ve been practicing my jetpackery).

Experience is earned with scars, and without a disclaimer.

Every problem solved is another scar earned, and the reps stack. What once felt catastrophic eventually becomes…Tuesday.

You never get less problems, they just get more complicated, and you get better at solving them.

Here are 3 times I got burned 👇

Burn #1 — Age 23: Venture Capital
Youngest investor by a decade. Thought I was staring at a 20x exit and a Forbes list. Instead, I watched over $1M, including my bite sized portion of it, burn slowly to zero.

Lesson:
Most companies fail. Expect it. If you write a check, assume the money is gone. Anything else is upside.

Outcome: Tax Deduction
________________________

Burn #2 — Age 25: Multi-Family Real Estate
Great deal. Great team. Great thesis.
Then COVID hit. Zoning offices closed. Timelines doubled. Hard money kicked in. Carry costs exploded. Outcome: still TBD.

Lesson:
Man plans. God laughs.
Even the best deals have no guarantees.
________________________

Burn #3 — Age 28: Options Trade
Loved the company. Bought heavily. Got confident. Tried to squeeze extra profit with a put. Got forced into having to buy a position the size of a midsize sedan…of stock worth 1/4 of that. Escaped by the skin of my teeth.

Lesson:
Don’t get greedy. Pigs get slaughtered. If you don’t protect your capital, eventually, it will find its way to someone who will.
________________________

Scars are expensive, but damn near a prerequisite to winning. You are not going to hit a home run every time. Celebrate the wins. Internalize the losses. Keep swinging.

An L doesn’t mean you lost.

It means you had the audacity to try.

Keep losing. It’s the fastest way to win.

Reminder: You have free will and you can do literally anything you want.

What’s going to happen? Someone you don’t know is going to laugh at you? Maybe. Probably. Definitely.

But they’re doing that anyway, so post that video. Say your piece. Talk to random people. Catch the anxiety and just do it anyway.

Go be great.

(Sorry not sorry for having no filter at all. Like I said, free will and who cares)

The “Average American”’s car note is $750/month. That same “Average American” can’t produce $400 for an emergency.

More than ever before we need people to understand their finances. I’m no expert, and this isn’t financial advice, but a smarter person than me said: “If you buy things you don’t need, soon you’ll be selling things you do.”

Lifestyle inflation is real, influential, and sneaky.

And it thrives in liabilities.

Here are the top brands driven by millionaires (for good reason):

1. Toyota (16%)
2. Honda (15%)
3. Ford (8%)
4. Lexus (8%)
5. Subaru (5%)
6. BMW (4%)
7. Acura (3%)
8. Hyundai (3%)
9. Lincoln (3%)
10. Buick (3%)

P.S. Warren Buffett is worth $150,000,000,000 and he drives a 2014 Cadillac.

P.P.S. Yes it’s an AI photo.
