Phillip L. Beckham III | Managing Partner, P3 Markets

Phillip L. Beckham III is a third-generation developer and inaugural Diverse Developers Conference speaker, representing the type of operator convened by The DDC Network — leaders pairing generational stewardship with disciplined execution and structured public-private capital.

The Diverse Developers Conference has evolved into the Emerging Developers Conference, the flagship convening of The DDC Network.

His first major development, 43 Green, is a multi-phase, transit-oriented mixed-use project adjacent to the CTA’s 43rd Street Green Line stop in Bronzeville. Phase 1 delivered 99 mixed-income units in 2023. Phase 2, completed in 2025, added 80 additional units — 44 affordable — and achieved full lease-up, demonstrating sustained demand for transit-anchored, mixed-income housing.

The development reinforces a clear thesis: density + transit + mixed-income structure drive durable neighborhood growth.

Beckham is now part of the development team behind Woodlawn Central, an $895 million mixed-use district near the Obama Presidential Center, and was selected through a competitive City of Chicago RFP to help deliver the $42 million Madison Street Athletic & Cultural Complex.

From catalytic TOD to district-scale development, Beckham exemplifies active pipeline execution and municipal alignment.

This week’s spotlight: Courtney D. Pogue, CEcD, CCIM, CRE, who recently led the first-ever CCIM course delivered in Ghana, marking a significant milestone in expanding commercial real estate education on the African continent.

This program reflects growing demand for globally recognized real estate standards and practical investment education, while opening the door to expanded CCIM Institute programming and collaboration across Ghana and the region.

Courtney serves as Senior Director of the SEED Program at Grow America, where his work focuses on developer training, capital readiness, and translating planning and policy into executable projects. Over his career, his efforts have helped catalyze billions in private investment and substantial job creation across U.S. markets.

Courtney is a 2025 Emerging Developers Conference Planning Committee member and has been a valued speaker and moderator at DDC events, bringing a global perspective grounded in real-world execution to the DDC platform.
